First home buying: No Hobbits in this Shire cottage – Stuff

Finding an affordable property is hard – but there are still some gems out there. Each week, Homed is featuring a first-time-buyer friendly home on the market that might (just about) come in within budget.
Miles from Hobbiton, at the other end of the country in Christchurch, a cosy cottage on Shire Lane waits for a new family to call it home.
They won’t need to be 3’6" to fit in here, however – this Shire retreat is designed for full sized folk.
Liking the fact it was a standalone property with its own garden, owner Wendy Elliot bought the home about nine years ago as an investment property.

"It’s a private, quiet area down the lanes and the home was just compact and had potential."
Elliot set about improving it, adding a new kitchen and toilet, and bringing the home up to healthy home standards, with insulation and heating. She also updated the little veranda, fixing the roof and wood.
"The lane appealed to me because it’s off the main drag, but it’s also close to Ferrymead and Sumner. I thought it was a good location in terms of getting into a city or going to the beach."
After removing a couple of big trees that were shading the home, it was flooded with light and the garden sprang to life.
In the nine years she’s owned the property she’s had three tenants, who she says have loved it there. The most recent ones moved in because their daughter had been attending a local school. Elliott is only selling now because she is thinking about retiring. She also hopes the next owner will see the family home’s potential.
The 80s-built home’s twin, which sits behind her property at 4 Shire Lane, was extensively renovated and Elliot says it shows what could be done with No 3. No 4 sold just a few weeks ago.
Elliot’s property has a relaxed, beachy feel, with two double bedrooms and one singles, a central family bathroom, and semi-open plan kitchen/diner/living room. The kitchen is a compact galley style, with big windows.
There’s a ranch style door from the living room into the covered veranda and onto the garden, with plenty of space for a vege patch or a spot to grow mushrooms and po-tay-toes, Hobbit style, if you like.
Seeking offers over $497,000, the 80sqm home has a CV of $290k. Comparable properties nearby have sold for between $365k to $535k. estimates it to in the range of $465k and $505k – about $50,000 to $60,000 below the current average for Woolston.
